Description

Believed to date originally from the latter part of the 19th Century, Ryedale Lodge is a most attractive period property constructed of stone elevations under a slate roof and its layout and design owe much to its original use as a railway station. This imposing property lies outside the village of Nunnington and from the property are quite superb views over the surrounding countryside which fact owes much to its position on high ground just before the land begins to fall away toward the Rye Valley where it passes through the northern edge of the Howardian Hills, themselves a designated Area of Outstanding Natural Beauty (AONB). Nunnington itself is a pretty estate village with a Church and Public House and close by is the renowned Georgian market town of Helmsley where the River Rye descends from the North York Moors and which is rightly regarded as the true jewel in the crown in this beautiful part of the countryside. In nearby Hovingham there are a number of facilities to include a bus service, village hall, village store, bakery and tea room, the Worsley Arms Hotel, a public house and local village primary school. There are many natural attractions in the area to include the Howardian Hills and the North York Moors which offer many miles of hill walking and outstanding scenery to enjoy. Local attractions include Castle Howard, Nunnington Hall, the ecclesiastical ruins of Reivaulx Abbey and Byland Abbey, and castles at Helmsley, Pickering and Scarborough. In addition, the city of York with its wall and superb Minster lies within easy reach about 22 miles to the south. The property lies within a convenient distance of a wide selection of local primary and secondary schools to include Terrington Hall, Ampleforth College (now fully co-educational) and its junior school, St Martin’s at Gilling Castle. The house itself is an imposing period property and offers extensive and versatile free flowing accommodation of quite some quality and style. There are the several elegant ground floor reception rooms and of particular note is the superb Drawing Room which enjoys access to not only the spacious Dining Room and Staircase Hall but also to a large Conservatory arranged to the rear of the house making for a most light and spacious principal reception room of great character, ideal for entertaining on all scales. There is also a most impressive bespoke hand built Kitchen/Breakfast Room featuring an extensive range of polished granite worksurfaces, painted base cupboards and matching wall cupboards, a good sized Island Unit and 3 oven oil fired Aga with electric module whilst adjacent is a separate combined microwave oven and grill. The Kitchen and adjoining domestic offices, together with the Conservatory have the benefit of large Limestone flags adding greatly to the ambience of the property. Enhancing still further the undoubted appeal of the property is the adjoining one bedroom flat being eminently suitable for staff or a dependant relative. The grounds are extensive and are arranged to the north and south of the house being principally laid down to lawns although equally capable for use as paddock land. They are bounded by a variety of established broadleaved trees whilst immediately to the north of the house is a small single storey range of outbuildings. A particular feature of the garden is the former platform which has been cleverly converted for use as a terrace from where one may gain superb views to the north east over the Rye Valley.
